Doing a remodel or upgrade on your kitchen is one of the best things that you can do to improve the habitability and salability of your home but not all kitchen upgrades or renovations need to involve a complete remodeling. Believe it or not, there are some simple and inexpensive upgrades that you can do that will make a huge difference. Speaking from experience as a former mortgage banker and financial adviser, here is a short list of some of the best kitchen upgrades that you can do.

BEST KITCHEN UPGRADE NUMBER ONE

Update the sink and the faucets in your kitchen for a great new look. You would not believe how simply upgrading your sink and faucet can make such a huge difference to the look and feel of your kitchen. If you do it yourself you will normally make money on this investment.

BEST KITCHEN UPGRADE NUMBER TWO

Upgrade your light fixtures. Poor lighting is one of the worst items you can have in your kitchen. The wrong type of lighting can make your kitchen look grungy and dim. You want lights that add a dramatic effect to your kitchen. While you are at it, put those lights on a dimmer switch for a totally dramatic change that can be a huge selling point.

BEST KITCHEN UPGRADE NUMBER THREE

This one upgrade might be a little more expensive but it will make all the difference in the world. That is of course to upgrade your appliances. Right now, the number one requested item in kitchens is stainless steel appliances which is right up next to the granite counter tops. So invest a little and upgrade. More often than not this one upgrade alone can get your house sold and you will normally make your money back.

BEST KITCHEN UPGRADE NUMBER FOUR

Update those cabinets! One of the cheapest things I ever did that got one of my properties sold was I simply painted the cabinets and replaced the fixtures. It had a profound and dramatic effect. If painting is out of the question then you really should replace them. But be careful with your color selection! Remember, if it is your intention to sell the home then go with neutral colors. It is always about the buyer and not about you.

BEST UPGRADE NUMBER FIVE

As previously mentioned, granite counter tops are in huge demand. Call around to different granite dealers as many of them have “remnants” available that you can get pretty cheaply. Then call in a professional to have them cut the granite and install. Trust me, this is one job that you want to leave to the professionals as there is very little margin for error.
