The Importance of Home Staging: Tips on How to Make Your Home Sell

You could have a great location, but the appearance and overall state of your home could make or break a sale. When selling a house, it’s important to keep in mind that your house is not your home, it’s a product that is on the market for sale. You’re there to get it sold so you can move on to the next step in your life! Of course, home staging could be as simple as taking down a few personal photos or it could get as involved as updating a kitchen or swapping out lighting fixtures.

Curb Appeal

Curb appeal is the absolute most important part of home staging. If your house doesn’t look good on the outside, buyers aren’t even going to bother coming inside. They’re going to look at your home and go, “if they don’t take care of the yard or landscaping, they probably don’t take care of the inside.” That’s going to lead them to thoughts of expensive remodels and that’s enough to drive a good majority of buyers away.

Of course, keep in mind that curb appeal doesn’t have to involve a total overhaul of your yard. Simply trimming up the bushes, weeding any gardens and keeping the grass trimmed can be enough to up your curb appeal. If you have any areas of your house’s exterior that need to be cleaned up, do so. If your outdoor lights need to be swapped out to update the house’s look, do it. If your lamp post needs to be repainted, do it! These little things will make all the difference.

Clear the Clutter

It may be a fact that you’ve outgrown your home, but you don’t want buyers to see that. If they see you bursting at the seams, they’ll wonder if the house is too small for them. Instead, pack up all of your unnecessary items and put them into storage (and no, not in the garage or the basement).

Keep only the minimum around: better known as the things you’ll need until you move. This means cutting down all of your personal framed photos on the wall, excessive decor items and the like. Remember, they’re not going away forever! They’re just getting packed away for your new home when your current house sells!

Make Minor Updates

If you haven’t updated your home in a while, a buyer is going to turn right around and walk out. This doesn’t mean you have to pay for an expensive remodel. Consider updating things like ceiling light fixtures, bathroom light fixtures and bathroom or kitchen faucets. You could even make other minor improvements, such as installing under cabinet lights or updating the dated pendant lights over your kitchen island. These minor things are inexpensive and will draw the buyer’s eye, helping to update the look of the entire home.

If you have old or peeling paint, then repaint. This is especially true if your home is not painted in a neutral color. Buyers want to be able to move right in without any work and though you may love that bright mustard colored bathroom, it might be less than appealing to a buyer.

Throughout the home staging process, just remember to keep the buyer in mind. These simple tricks will help you on the path to a quick sale.
